MClimate T-Valve LoRaWAN
A Ready For Anything® building block for Niagara-based, LoRaWAN water shut-off and leak response
Remote water control that turns “leak risk” into a manageable system.
T-Valve is a LoRaWAN® water valve designed for residential and commercial buildings, enabling remote water supply control and faster response to leaks and flood events — without needing fragile local wiring.
The problem this product exists to solve
In many buildings, a small leak becomes a major incident because detection and response are disconnected. Even when leaks are detected, shutting off water often relies on manual intervention — which can be too late outside working hours or across distributed sites.
This leads to avoidable damage, downtime, insurance claims, and disrupted operations. The issue isn’t plumbing — it’s the lack of a system-level response that remains usable after handover.
When this problem is addressed properly, buildings detect issues earlier, respond faster, and reduce both risk and recovery time.
For Niagara-based systems, MClimate T-Valve LoRaWAN can be integrated using Innon’s LoRaWAN driver for Niagara, enabling Niagara to supervise valve status and execute controlled shut-off strategies as part of a broader Ready For Anything® risk response.
- Centralised visibility of water shut-off points across buildings
- Consistent alarming and response logic (not site-by-site improvisation)
- Scalable rollout without complex cabling or IP network dependencies

- Avoids lock-in by fitting into multi-vendor BMS architectures
What makes this product different
Many “smart valves” focus on the device, not the operational outcome. T-Valve becomes truly valuable when it is part of a system response — where detection, escalation, and action are coordinated.
- Designed for response, not just monitoring: remote shut-off turns detection into action.
- Built-in resilience features: tamper detection, status indicators, and optional wired flood sensing.
- Scalable retrofit model: LoRaWAN enables rollout across buildings without heavy infrastructure change.
- Fast valve response: open ≤ 0.15s; close ≤ 2s.
Typical applications (where remote shut-off delivers real value)
- Residential buildings: protect risers and zones with controlled shut-off strategies.
- Commercial buildings: reduce leak damage risk in tenant areas, plant rooms, and back-of-house zones.
- Basements and technical spaces: respond quickly where leaks can escalate.
- Portfolio risk management: consistent monitoring and response across multiple sites.
- Environment monitoring: use water and ambient temperature as additional operational signals.
How this fits into a Ready For Anything® Niagara + LoRaWAN solution
On its own, MC-LW-T-VALVE-01 provides reliable remote water shut-off with clear local status.
When integrated into a Niagara-based LoRaWAN architecture, it becomes a core building block in a Ready For Anything® leak response solution — designed to move from “alarm” to “coordinated action”.
In a typical RFA setup:
- A LoRaWAN flood sensor (or the valve’s optional wired flood sensor) detects water presence.
- Niagara applies escalation logic (alerting, acknowledgement, timing rules).
- Niagara can trigger a controlled valve close command to reduce damage risk.
- Status points (valve state, tamper, battery, temperatures) support long-term operability and clearer handover.
This approach avoids isolated alarms, delayed manual response, and systems that become unreliable after commissioning.
Legionella risk management
The MClimate T-Valve LoRaWAN can play a critical role in reducing the risk of Legionella growth and spread by enabling the implementation of a remote water flushing routine for building pipes.
In buildings with infrequently used outlets — such as vacant apartments, holiday lets, unoccupied office floors, or seasonal facilities — standing water in pipes creates ideal conditions for Legionella bacteria to grow. Regular flushing is a key control measure, but relying on manual flushing is operationally demanding, often missed, and difficult to evidence.
With the T-Valve integrated into a LoRaWAN + Niagara architecture, flushing routines can be automated, scheduled, and logged — reducing all the risk of Legionella growth and spread to a minimum while providing a clear audit trail for compliance.
From good systems to great outcomes
Many buildings can detect leaks, but cannot respond quickly enough to prevent damage.
Used properly, MC-LW-T-VALVE-01 enables:
- Faster response to leaks and flood events
- Reduced damage, downtime, and remediation costs
- Clearer risk management and site-wide visibility
- A more resilient operational model after handover
